For Patty Sips in Leuven, we were responsible for the full post-concept process: from initial design development through to completion and aftercare. As a pilot project in Belgium, it served as an important reference for the further rollout of the concept.We translated the design into clear layouts, tender and execution drawings, and ensured throughout the construction phase that the coherence between design and realisation was maintained. Even after completion, we remained involved through the as-built documentation and further follow-up.
Concept safeguarding
We safeguarded the original design vision throughout every phase of the project. This sometimes meant returning to the essence of the concept to keep decisions focused and consistent. Through continuous coordination and a strong attention to detail, we ensured that the final result was not only correctly executed, but also continued to convey the intended experience.
Planning & phasing
A successful project depends on a well-considered planning approach.Milestones and lead times were aligned with contractors and partners. Through active monitoring and timely adjustments in response to changes, the project remained on schedule.During the project, we observed how quickly timelines can come under pressure when deliveries are delayed. At such moments, everything comes down to adapting, reorganising, and communicating clearly in order to safeguard both pace and quality.
Tendering & contractor selection
We managed the full tendering process, from procurement to contractor selection. Based on the project drawings, we selected the most suitable contractors and partners, with a strong focus on quality, budget, and timing. This phase often sets the tone for the entire project: having the right people on board truly makes the difference on site.
Technical development
The concept was translated into clear, execution-ready drawings. We developed detailed layouts as well as tender and construction drawings, continuously balancing technical feasibility with the original design intent.
Project management & site supervision
During the execution phase, we acted as the connecting link between all parties involved. We closely followed up on site progress and safeguarded the connection between design and realisation. Where needed, we intervened and adjusted, always keeping the final result as the guiding reference.
Handover & aftercare
Our involvement continued even after completion. We prepared a complete as-built dossier and ensured the necessary long-term follow-up. Because a project does not end at opening it also needs to keep performing in practice, day after day.
3D visualization
In a later phase, we also took on the 3D development. These visuals not only helped to further refine the concept, but also formed an important foundation for future projects within the brand rollout. They make it possible to look ahead while staying true to what was established here in Leuven.
