Timing and budget are central in retail and in everything we do. We always start by creating a reverse planning schedule, working backwards from the desired opening date. In doing so, we take important factors into account such as permit timelines, seasonal influences, holidays, and public breaks.

For the execution phase, we then prepare a detailed site schedule in close coordination with the contractors. Based on a comprehensive tender dossier, an extensive request for quotations is launched, where all contractors and offers are carefully reviewed and compared.

This approach allows us to safeguard both timing and budget, ensuring delivery within the agreed timeframe.

NIVOO3 offers a wide range of services that logically follow one another throughout the project trajectory. In broad terms, this consists of 10 key steps. However, you can enter the process at any stage, depending on your needs. We always align this clearly in advance, so expectations and responsibilities are transparent for all parties involved.

We work in two possible ways, depending on the needs of your project.

In the first scenario, we develop a concept from scratch. We engage in dialogue with you and translate your ideas, expectations, and inspiration into a clear and concrete concept. We then further refine this concept in detail, including material selection, ensuring everything forms a coherent and consistent whole.

Alternatively, we can also join a project where an initial design vision already exists. In that case, we take on the role of concept guardian. We ensure that the original ideas are preserved throughout the development and execution phases, and that every decision remains aligned with the initial vision.

At NIVOO3, we act as a project coordination office and do not carry out contracting work ourselves. We rely on an extensive and carefully built network of contractors and partners you can trust. It is also perfectly possible to work with parties introduced by you.

The selection of the right execution partners always takes place through a transparent tendering process. We compare offers and assess not only price, but also quality, experience, and reliability. This ensures that every project is carried out by the most suitable parties, in line with its specific needs and expectations.

At NIVOO3, we mainly work for clients in retail and hospitality. We have particular expertise in recurring projects and roll-outs of the same concept across multiple locations. Our focus is strongly on efficiency and a streamlined approach, ensuring projects are executed consistently and at scale.

At NIVOO3, we can support you in obtaining various permits within your project, such as façade modifications, signage, or change of use applications. For building permits, we always collaborate with a reliable local architecture office, ensuring that all files are prepared, submitted, and followed up correctly and in accordance with applicable regulations. This guarantees a smooth and compliant permitting process.

In addition, we remain fully transparent about timelines and processing times, so you always have clear insight into the progress of your file.

After an initial introduction and a thorough project analysis, we always prepare a transparent, tailor-made offer. This is typically based on the estimated hours to be delivered and the types of profiles involved in the different project phases, such as project coordinator, site manager, draftsman, or designer.

Depending on the type of project, a percentage-based model may also be used in certain cases. This is always evaluated and agreed upon separately, depending on the nature and scope of the project.

This approach clearly defines which expertise and services are included in the offer, so you always know exactly what you are paying for and what scope we cover within the project. Any additional services or extensions are always discussed in advance to keep everything clear and transparent.

We are mainly active in Belgium and have extensive experience with projects spread across the entire country. Preparation and project coordination take place from our office in Ghent, while for execution we preferably collaborate with local contractors and site coordinators to ensure efficient and high-quality follow-up.

In addition, we also manage international projects and have experience in France, the Netherlands, and Luxembourg.
